Talk Money Week (6-10 November) inspires people to take one action, however small, that improves their financial wellbeing and to tell others about it.The week is led by the Money and Pensions Service (MaPS) and supported by hundreds of organisations.MaPS says “it’s time to talk specifics” and help everyone improve their financial wellbeing.
Lincolnshire Housing Partnership is asking people to ‘do one thing’ to improve their financial wellbeing as part of the Money and Pensions Service’s Talk Money Week.

Held from 6-10 November, Talk Money Week aims to reduce the stigma around money by encouraging conversations among everyone, from families and friends to colleagues and communities.


As part of this year’s theme, Lincolnshire Housing Partnership is asking everyone to get involved and ‘do one thing’. This could be something major, like creating an in-depth budget or looking closely at a pension, or something minor like talking to a child about pocket money or exploring the MoneyHelper website.


Whatever people choose to do, Lincolnshire Housing Partnership is also asking them to talk to others about what they did and why, in the hope of inspiring them to join in too.


As part of the week, Lincolnshire Housing Partnership will be running series of events across Lincolnshire for their customers to learn more about the simple things they can do to improve their financial wellbeing with help from the organisation’s Money Support Service.


There will also be activity across UK to get more people talking about money and engaging with topics like using credit, saving regularly, planning for retirement, dealing with debt, and teaching children about financial decisions.


Last year, Talk Money Week was supported by hundreds of organisations, including major banks, various government departments, NHS Trusts across the UK and charities like Citizens Advice and Money and Mental Health, with even more expected this time around.


Taking control of money, talking openly about it and sharing the burden that worries can cause often has a huge positive impact on our health and relationships. It also helps someone to make better, more informed decisions.


Talk Money Week is also an annual opportunity to celebrate the work organisations like Lincolnshire Housing Partnership are doing to support the long-term UK Strategy for Financial Wellbeing, launched by MaPS in 2020. It includes ambitious ten-year goals to help everyone make the most of their money and pensions.

Fortem have been appointed to deliver planned improvements to Lincolnshire Housing Partnership (LHP) homes, worth up to £150m over 10 years.

Covering the north-east and south Lincolnshire areas, LHP residents will benefit from having improved facilities which will increase their home’s efficiency and reduce carbon emissions, whilst allowing them to live more comfortably.


The Decent Homes programme includes upgrading homes with measures such as bathroom and kitchen refurbishments, new air source heat systems, roof refurbishments, door renewals, external fencing, and path improvements, to circa 12,000 properties.


In order to improve their service, LHP held close consultations with residents to gather feedback on where improvements could be made. As a result, LHP appointed Fortem as its new planned works contractor.

Residents at the Reed Mere estate in Immingham and the Willows estate in Grimsby are set to benefit from lower energy bills and more comfortable homes thanks to external wall insulation (EWI) funded by the Social Housing Decarbonisation Fund (SHDF) and Lincolnshire Housing Partnership (LHP).


The project will be managed and delivered by energy and solutions provider E.ON, with Gateshead-based Thrift Energy, an experienced installer of energy saving retrofit improvements.


Installations begin on the first homes in Immingham this month as phase 1 starts on site, with up to 291 Reed Mere estate properties scheduled for completion by the end of March 2024. The EWI improvements for up to 733 properties across both estates will be completed by the end of March 2025.


The project marks a commitment from LHP to help tackle fuel poverty amongst residents by reducing the amount of heating they require. The EWI installation will help to prevent heat loss through the walls of each property, driving down bills for residents. All properties will also receive ventilation upgrades, further increasing the comfort of the home whilst reducing risks associated with poor air quality, damp, and mould growth. In addition to providing a warmer and more energy efficient living environment, the improvements will also reduce carbon emissions, and all work will be carried out by Thrift Energy’s experienced teams while residents remain able to stay in their homes.


Daniel Wyer, Corporate Head of Asset Management at Lincolnshire Housing Partnership
explains: “The SHDF was made available to improve social housing properties currently below Energy Performance Certificate (EPC) rating ‘C’ to bring homes up to that standard. We were successful in securing a share of the up to £800 million allocated by the government to support the installation of energy performance measures in social homes in England and are now working with E.ON and Thrift Energy to improve up to 733 local homes.


“The improvements will not only help reduce bills for our residents; they will also help enhance health and wellbeing by enabling residents to use their heating when they need to and enjoy a warmer, more comfortable home. The project will also provide aesthetic improvements, giving the estates a refreshed look.”


The Reed Mere and Willows projects are two of over 30 sites that E.ON will deliver for social housing clients across the UK until 2025 supporting SHDF programs, as E.ON continues to be market leader for green funding delivery with a demonstrable track record successful programme delivery.


Sarah Farmer, Director of Residential Solutions at E.ON UK, said: “We are committed to helping people cut their energy use and costs while also taking action to tackle the climate crisis. Insulation is fundamental in helping improve the fabric of our nation’s homes, enabling people to stay warm and well while also helping to bring down energy use and bills. EWI involves wrapping each property’s exterior walls in a layer of insulation, which improves thermal performance by increasing airtightness and reducing heat loss. Working on behalf of E.ON, Thrift Energy – a finalist in the National Energy Efficiency Awards Insulation & Fabric Installer category with more than a decade’s experience of EWI projects – has an experienced team ready to start the project.


Thrift Energy’s Commercial Director, Josh Raffo comments: “We have installed EWI improvements for 588 properties in the past year alone, many of them on behalf of E.ON, as part of the first phase of SHDF, but this is by far the largest project we have been involved with.


“Our teams will work closely with LHP and E.ON to ensure that residents are fully aware of the programme and the timetable for work on their property, as well as providing information on EWI, how it is installed and what it will mean for their home. We will provide a complete service, including all scaffolding, installation and finishes, ensuring residents benefit from a home that is warmer, cheaper to run and looks great.”


In the past two years, E.ON has successfully delivered more than 80 energy improvement projects, installing over 11,000 energy efficiency measures into homes, including nine successful phase 1 SHDF programs. According to figures from the Energy Saving Trust, this activity has led to a reduction of more than 12,000 tonnes of CO2 for households nationally, supporting the UK Net Zero target on decarbonising homes.

Lincolnshire Housing Partnership (LHP) has recently launched the LHP Hardship Fund, an initiative aimed at supporting new and existing customers who are struggling financially due to the current cost of living crisis. The fund offers various types of vouchers that can be used to purchase essential items such as food, household goods, fuel, and even furniture.


The LHP Hardship Fund is available to all LHP customers who are facing financial hardship, regardless of whether they are new to LHP or have been with the organization for a long time. To access the fund, customers are encouraged to contact LHP’s Money Support Service.


To ensure that the Fund is used effectively, LHP has established criteria for allocating funds. First, customers must be referred to the Money Support Service, where they will be asked to complete a welfare form that outlines their specific support needs. An income and expenditure form is also required to prove financial hardship. Customers can request a maximum of £250 per household, and the amount provided will be determined based on their specific need. If their circumstances change, they can be referred again for additional support up to the maximum amount of £250.


LHP is also identifying new customers who may struggle with affordability and need assistance. A pre-tenancy financial assessment is conducted for all new customers, and if the assessment concludes that a household has £20 or less available income per week per person, they are potentially going to struggle to financially manage their tenancy. A referral is then made to the Money Support Service for assistance.


The LHP Hardship Fund is supported by various charitable providers, including the British Heart Foundation and YMCA, who can provide basic furniture items to customers in need. In addition, LHP is also working with Wonde e-vouchers, who currently provide vouchers for fuel and food, to provide vouchers for Carpet Right, furniture items from Argos and white goods from Curry’s.


Wendy Walker, Head of Income and Enforcement at LHP said: “At a time when many households are struggling to make ends meet due to rising living costs, the LHP Hardship Fund offers much-needed relief for those in need.


“By providing vouchers for essential items, LHP is helping its customers to maintain their independence and dignity during difficult times.”

Lincolnshire based housing association LHP, who owns and manages over 12,000 homes, has arranged a £30m 7-year RCF with Danske Bank. The facility also includes a 15-year term option, providing further flexibility.


The new facility, as well as maintaining LHP’s strong liquidity levels, supported the removal of restrictive covenants within LHP’s portfolio, further boosting LHP’s capacity and resilience. Both factors will ensure LHP remain in a strong position to continue to meet the needs of their customers by investing in their homes, local communities, and services.


The transaction, which completed in January 2023, sees Danske Bank provide a £30m ESG ready RCF. The ESG ready inclusion is a first for LHP and will align with LHP’s social purpose.


The 15-year term optionality will also provide LHP with increased flexibility, providing a source of competitively priced medium-term debt.


Centrus acted as sole advisor to LHP and arranged the RCF, delivering a solution that helps support LHP’s long-term business plan. Anthony Collins advised on the corporate and legal aspects including security.

Residents on the Willows Estate on Grimsby have no fear of the rain and showers thanks to funding from Lincolnshire Co-op and the generosity of Lincolnshire Housing Partnership (LHP).

The social housing provider, which provides almost 12,500 homes across Lincolnshire, recently supported the Bishop King Centre on Grimsby’s Willows Estate by building a mobility scooter shelter as part of its commitment to Great Homes and Strong Communities.


Lincolnshire Co-op funded the shelter. It gives residents a dry, covered area to store their scooters when visiting the centre on a rainy day.


Dave Toyne (Handyperson) and John Bramhill (Pipefitter/Welder) from LHP spent a chilly winter’s afternoon building the shelter. When regular visitors to the Bishop King Centre’s weekly Chatterbox sessions arrived for their usual visit, they were pleasantly surprised.


“We’re over the moon and we’re very grateful to the LHP Team for building the shelter for us,” said Peggy


“Typically, it hasn’t rained much since it was installed,” added Sandra Booth, a regular at the centre.


“But we are looking forward to the wet weather for a change – just so we can test the shelter out!


Beth Johnson is Customer Engagement and Development Manager at LHP, she said: “We are proud to support local organisations and communities with projects like this.


“The Bishop King Centre is a long-standing community centre with several volunteers and visitors relying on scooters when coming to visit.


“Having somewhere dry to store their scooters will make visiting on a rainy day much easier.”


The next project for the centre is to make the entrance area safer, by levelling out paving slabs that have been moved by tree roots and installing external security lights to improve the safety of visitors leaving in the dark.

An Immingham home has become the 1500th to be revamped as part of a £6m annual investment in the area.

Louise Spalding, who has lived in her terraced property on Blair Walk for 13 years, has had her kitchen completely transformed thanks to Lincolnshire Housing Partnership's (LHP) partnership with EQUANS, the new name for ENGIE’s regeneration and service-led activities.


Speaking about the work, Louise, said: “I’m more than happy with my new kitchen, I can’t stop looking at it. The team consulted with me on the design of my kitchen, and I could choose from a selection of colours and units to make it work for me. The people who fitted it were great and the work they’ve done has really made a huge difference.”


Investment on more homes

A further 700 properties in North East Lincolnshire will benefit from the refurbishment. Residents eligible for the work will receive new bathrooms, kitchens and central heating systems, as well as new windows and doors to help keep their homes warmer.


Sean Corcoran, Regional Director at EQUANS, said: “We’re delighted to be working with LHP on this extensive improvement work, which is making a real difference to people’s homes and creating new spaces that they can enjoy. This is a significant milestone to reach on this project, and it’s great to see the impact it is having on residents.”

Lincolnshire-based social landlord Lincolnshire Housing Partnership (LHP) has a great opportunity for its customers to join their team. 

The housing association is inviting customers in its 12,500 to apply to become a Customer Member of their Operations Committee - a chance to make a real difference to the organisation's vital services .


LHP's Operations Committee has oversight of our customer engagement, insight, learning and scrutiny. 

The committee ensures the needs, experience and concerns of customers influences LHP's decision-making. It provides assurance on the performance of the landlord's services to customers and maintenance and development of its homes. This ensures delivery against LHP's strategy, performance targets and requirements.


Nicola Ebdon, LHP's Assistant Director of Governance and Regulation spoke about what the housing association is looking for from prospective candidates.


Influenced by customer needs

She said: “These roles help us reinforce our values of Customer First, Together and Listen, Act and Learn.

LHP held the first round of recruitment for this role earlier this year, with Geraldine Brazil being the successful candidate. She spoke of her background and her hopes for the role.


“I have been an LHP customer for 17 years and taking on this unique role gives me an invaluable perspective from the view of the customer,” she said.


“I have property experience in conveyancing, and I am currently an A-level teacher.


“Growing up on a council estate in London has given me an insight into what it is like to grow up in social housing from a young child right through to adulthood.”


She continued: “My goal is to help LHP deliver services that their customers expect and deserve.”

Lincolnshire-based housing association Lincolnshire Housing Partnership (LHP) is launching a new set of apprentices for 2022/23, providing 12 career opportunities for prospective employees.


The social landlord, which has offices in Grimsby and Boston, is offering apprenticeship roles across several of the organisation’s key services. This includes opportunities within electrical and gas teams, business administration, housing and IT.

An opportunity to succeed


Gary Frobisher, LHP’s Talent & Acquisition Manager said: “We want to give these apprentices every opportunity to succeed and to encourage them through their apprenticeship with an abundance of support.


“This include a nominated mentor to guide them through the daily requirements of their role, regular meetings with their Team Leader and our internal talent team to ensure that they are learning at the right pace.


“We will also be holding quarterly celebration of milestones reached with other colleagues in the LHP Trainee Programme.”


This current set of opportunities comes after the landlord, which owns and manages 12,100 homes across Lincolnshire, employed 14 apprentices in a similar scheme over the past 18 months.

Commitment to development


As a sign of the organisation’s commitment to supporting and developing its colleagues, several of the 2021/22 apprentices have gone onto permanent employment with LHP.


One of those successful candidates is Kyle Mitchell, who is now employed as a Customer Service Centre Advisor, providing frontline telephony support for the organisation’s 25,000 strong customer base.


He said: “I came to LHP as an apprentice in the Telecare department.


“It has been very rewarding being an apprentice and I have learnt a lot of new things.


“I found it a lot easier with workplace learning and enjoyed and being able to put straight into action what I was learning on the job.


“I am obviously really happy to join the team on a full-time basis.


“I would recommend applying for an apprentice role, as it will definitely broaden your horizons.”

A varied and rewarding work environment


Hannah Wilson-Leary, Telecare Team Leader at LHP was Kyle’s line manager for the duration of his apprenticeship.


She added: “I think our trainee programme allows someone to get an insight into a career at LHP that they might normally not apply for.


“It brings a fresh pair of eyes to our services and gives us a different impetus.


“The scheme enables to learn whilst working and perhaps leads to a different career path than first envisaged by working in the varied and rewarding environment that LHP provides.”

Lincolnshire-based housing association Lincolnshire Housing Partnership (LHP) have employed the services of SHIFT to help them on their sustainability journey. 


SHIFT is an environmental specialist with expertise in the fields of flooding, carbon emissions and green space.


After the launch of LHP's ESG Strategy in 2021, the social housing provider announced their commitment to a more sustainable delivery of their services.


The first steps on this important journey are a Carbon Baseline and Net Zero Roadmap, which will will give LHP a clear indication of their current environmental position and the steps their need to make to achieve the Net Zero goal.


Richard Lupo, Managing Director at SHIFT spoke about the company’s background.


He said: “We began working on environmental projects with Housing Associations in 2008 and have been commissioned by the National Housing Federation (NHF) as their supplier of choice, due to their knowledge of the sector.


“SHIFT’s initial work with Housing Associations includes developing Carbon Baselines and Net Zero Roadmaps. This is done in conjunction with our team of professionals, all of whom are or are working towards full chartered Institute of Environmental Management and Assessment (IEMA) status.”


Richard is also excited for how LHP's employees and customers can get involved in this ongoing work.


“LHP staff and customers will eventually make a massive contribution to reducing carbon emissions,” he said.


“Our work with LHP will also have a hugely positive impact on their services. We will help LHP make decisions that reduce flood risk, water stress and reliance on fossil fuels.


“In turn, this will reduce bills and provide better financial security. With this comes less maintenance in homes, which will make LHP an easier organisation to manage moving forward.”


Improved wellbeing and morale for employees


And Richard expressed how feedback from other organisations showed that those involved closely in projects at other organisations, spoke of improved wellbeing and morale.


He added: “There is a feel-good factor associated with having a vested interest in improving the environment.


“By demonstrating these positive environmental aims, this can improve staff recruitment and retention, especially as staff have a more vested interest in projects.


“Everyone can do their bit and through metrics and measures we can demonstrate our achievements.”

Lincolnshire-based housing provider Lincolnshire Housing Partnership (LHP) is delighted to announce its new North East Lincolnshire home.

From Spring 2023, the social landlord will move its Grimsby base to Cartergate House, on Chantry Lane in the town.


The housing association previously announced the end of its lease on Westgate House, and its desire to look for a new North East Lincolnshire home.


Changes will reflect the feedback the organisation received from customers and stakeholders in the preparation for its 2022-2027 Corporate Strategy, Building Better Communities Together. Customers particularly highlighted their desire to see LHP teams in their communities, rather than having to visit an office environment.


The ground floor office suite, extending to just under 5,000 square feet has been empty since the building was constructed by North East Lincolnshire Council and occupied in the main by Wilkin Chapman Solicitors.


Murray Macdonald, Chief Executive of Lincolnshire Housing Partnership said:


“We have recently launched our 2022-2027 Corporate Plan, Great Homes…Strong Communities, which outlines our commitment to a more sustainable future, and working more closely with our customers in their neighbourhoods.


“As an organisation we are embracing modern ways of working and providing our colleagues with both flexibility and the most appropriate facilities for them to undertake their role.”


We have also seen our customers’ habits change, as well as moving away from the traditional habits of attending a local office, there has been a call for more ways to contact LHP through digital channels.


Murray continued: “We work best when we are engaging with customers and other agencies to deliver housing solutions.


“Such engagements can work better in the community and, sometimes, in people’s homes.


“Having a large office with rows of desks is not particularly efficient and so we have taken the view that a smaller office base and increased technology and flexibility will enable us to invest further into the business.”


LHP has been advised by Scott's Property LLP and their representative Lawrence Brown said:


“We worked with LHP to help shape and create their brief. The proposal is to fit out the premises in a modern staff focused way rather than straightforward corporate office.”


He continued: “We undertook a wide search across the area and settled on Cartergate House as it met a number of criteria including flexibility of accommodation, proximity to other services together with sustainable issues such as public transport links and energy efficiency.”


The premises are currently in a shell state and contractors will spend the next few months fitting out the premises with occupation anticipated to take place in spring next year.

Local housing provider Lincolnshire Housing Partnership (LHP) has announced the appointment of two Executive Directors to help deliver the organisation’s new five-year Corporate Strategy.


The social landlord welcomes Shaun Harley into the post of Executive Director of Strategy, Culture and Digital.


Shaun comes to the organisation from Homes England, where he was Director of Communications, leading on a variety of transformation, culture and people projects.


LHP has also appointed Mark Coupland as their new Executive Director of Customers. Mark has been with the organisation since 2018, and previously served as Corporate Head of Customers.

A spike in mental health issues caused by lockdown pressures has prompted landlord Lincolnshire Housing Partnership to step up its positive action for residents.

LHP has linked directly with mental health practitioners to help staff be more alert to residents affected by mental ill-health.


Specialist mental health training has been delivered to support officers and is planned for repairs and maintenance technicians, with the aim of identifying residents who might need some extra help in managing the pressures of lockdown.


Officers have also maintained a high level of proactive welfare checks, making around 150 calls each week, to offer support and spot signs of anyone having difficulties.


The direct link with health experts means they can immediately access appropriate help from local mental health services.


Mark Coupland, Head of Commercial and Support Services at LHP, said in one case the simple purchase of an Alexa helped reduce calls from someone suffering from loneliness from 800 to 52 a month.


“One customer was feeling lonely and isolated due to lockdown and would call to ask for the time or to talk about the weather,” Mark said.


“At the height of their anxiety they rang 200 times a week. By listening carefully to the calls, we increased our support and suggested the purchase of an Alexa. The customer is still in touch, but calls have dramatically reduced.”


Eighteen people have also been referred for additional help with a range of health, care and tenancy issues.


And LHP continues to work with Age UK Lincoln and South Lincolnshire on a project to supply mobile tablets to keep vulnerable people connected. Support staff also follow up Age UK mobile responder visits with regular wellbeing calls.


“During the first lockdown we made regular calls and provided activity packs, plus access to online exercise classes, which were really welcomed,” added Mark.


“Having seen the spike in mental health needs, we are being proactive in spotting trends and issues in people’s behaviour so that we can make sure they get the right help to remain safe and well in their homes.”


LHP is partnered with Lincolnshire Telecare Services and Age UK Lincoln and South Lincolnshire to provide a Lincolnshire-based monitoring centre for a range of telecare products and services.

Lincolnshire Housing Partnership (LHP) has received an upgraded rating from the Regulator of Social Housing, which sees its G2 governance rating move to a G1 governance rating.


The outcome of LHP’s recent regulatory judgement showing the highest governance rating available is down to LHP’s improved controls and processes, the accuracy of its business plan data, board reporting and regulatory returns.


In addition to this, LHP’s stress testing and mitigation strategies were also recognised for demonstrating its commitment to working closely with its Board, ensuring they have oversight and ownership.


Murray Macdonald, Chief Executive for LHP said: “This is tremendous news for us as an organisation, as we continue our journey to provide Great Homes, Strong Communities. These results provide us with the perfect platform to enhance our services and give reassurance our partners and customers, as we progress with the creation of our new Corporate Plan.”


LHP also retained its V2 financial viability rating.

A Lincolnshire-based social landlord is celebrating technological advancements for their staff after scooping a top award from one of the country’s leading IT suppliers.


Lincolnshire Housing Partnership were awarded the Employee Wellbeing award at the Technology Service Group’s (TSG) annual Customer Excellence Award.


The award was given in recognition of the housing association’s implementation and roll-out of a special app that recognises staff achievements, as well as the way LHP has used Microsoft Office 365 tools to keep their teams connected during the Coronavirus pandemic.


Carole Galsworthy, Head of ICT & Digital Services at LHP accepted the award on behalf of the organisation.


She said: “It is fantastic that the team at LHP have been given this award for their hard work and commitment to ensure everyone has been able to continue working, specifically using Microsoft Teams, throughout the pandemic.


“It is also brilliant that our Round of Applause app has also been recognised; saying thank you is such a great thing and really impacts on people’s wellbeing.


We are so proud to be part of LHP’s Digital Transformation journey.”


Round of Applause is a special ‘power app’ through the Microsoft SharePoint system that the team at LHP have developed with partners at TSG.


The app allows LHP staff to give their colleagues a virtual ‘Round of Applause’ in recognition of work or support that meets the company’s values of Customer First, Together and Listen, Act and Learn.


Each Round of Applause is equivalent to 5 virtual points, and when an individual reaches 50 points, they are awarded a special prize.

In addition, Carole was one of the main speakers at TSG’s Power Up Your Intranet event on Tuesday 26 January.


The virtual conference was a housing showcase that informed other organisations about how SharePoint is the most flexible option as an Intranet platform, as well as one that offers the best value for money.


As part of Carole’s involvement in the event, TSG made a generous donation to LHP’s Charity of the Year, Lincolnshire & Nottinghamshire Air Ambulance.

Lincolnshire Telecare Service, which helps people live independently at home, has received a top quality rating for its technology-enabled care.


The service has continued to offer vital support to hundreds of Lincolnshire residents throughout the Coronavirus pandemic, with its personal alarms, home monitoring systems and highly skilled support team providing essential welfare checks.


For a second time, the service has been awarded Standards Framework accreditation - the most widely recognised quality standards certificate from industry body TEC Quality.


Lincolnshire Telecare Service, run by Lincolnshire Housing Partnership (LHP) in partnership with Age UK Lincoln and South Lincolnshire, works alongside medical and technical professionals and customers to develop and deliver a range of products which help people live safely in their own homes. This includes pendant alarms, movement sensors, video doorbells and medication dispensers.


The service underwent a detailed audit which measured it against ten quality standards around safety, customer experience, business performance and continual improvement.


Mark Coupland, Head of Commercial and Support Services at LHP, said along with the team’s pride for helping customers access local services, the auditor had also recognised they had ‘developed appropriate plans to continue to provide their service during the Coronavirus pandemic’.


“Achieving the TEC Quality Standards Framework certification during the pandemic is an excellent accolade for us,” he said.


“This demonstrates our commitment to putting our customers first. By working together, we are able to deliver positive outcomes which enable our customers to live independently and as safely as possible in their own homes.”

Despite operational constraints following the outbreak of COVID-19, the funding was negotiated and executed at an accelerated rate, due to agile decision making and a strong, re-affirmed credit rating.


The sale drew significant interest and LHP successfully sold the bond, which matures in 2059, in a spot sale and a deferred tranche, securing a blended all-in interest rate of below 2.5%, with an attractive spread below the cost of government borrowing.


Due to social distancing guidelines, the sale was secured via a different method than usual. All communications and investor presentations were carried out remotely, using secure digital platforms, and the turnaround time from Boardroom decision to sale was just five weeks and two days.


LHP said that the new bond would help support its long-term Treasury Strategy and its aim to provide more social rented homes across Lincolnshire, together with refinancing current borrowing at a much-reduced rate.


Remaining funds will be invested, ahead of funding regeneration and additional improvements for some of the housing association’s current stock portfolio.


LHP was supported in the process by Centrus as treasury advisors, Savills as Valuers and Trowers as Legal Advisors.


Julie Kennealy, Executive Director of Resources at LHP said: “This is a great outcome for LHP and transformational in our financial position.


“Without doubt our credit rating success was key to the bid we secured and provided a solid platform for us to act swiftly to take advantage of current market opportunities for low risk, long-term investments. We were able to take and execute decision quickly – despite the constraints placed on us during lockdown.


“Our team had been carefully monitoring market conditions with our advisors and had identified a window of opportunity in the marketplace. Because of the high level of demand, we were able to apply some pressure in terms of pricing and achieve the excellent rate we did.”


LHP’s credit rating was affirmed at A+ with a stable outlook by S&P Global in April 2020.


David Smith, Associate Director, Housing Investment Consultancy - Valuations at Savills noted: “The provisional accurate and full information we received from Lincolnshire Housing Partnership was of an extremely high standard and helped us greatly during the process.


“This enabled us to provide a reliable valuation on the housing stock and confirm that it is worth more than the bond security requirement, analyse this against the market and produce a portfolio report.”


Sarah Gooden, Partner at Trowers said: "We are delighted to have been able to support LHP in securing this additional funding, which will enable it to invest additional funds in homes for existing and future residents.


“This is one of a number of successful transactions we have been involved in since March of this year, showing yet again that there is significant demand for housing association bonds at the current time."


Maria Goroh, Director at Centrus said: “It was an absolute pleasure to work with the LHP team and to complete the project in the short timeline. LHP did a great job presenting their credit story to investors and capitalising on the clarity of their strategy since the merger.


“They achieved a great result of a very long-dated 39-year funding, sub 2.5% combining spot and forward tranches to suit their business plan. LHP used a good window of opportunity to access the market at the back of anticipated post COVID-19 recovery.”


Julie continued: “This capital will allow an opportunity LHP to extend the growth commitments of its 2019 Strategic Plan, which included 240 additional homes in communities across Lincolnshire by 2023 and maintain strong liquidity and financial resilience to meet future challenges presented post-pandemic.”

Alex has a strong background in management and development, having previously held directorship positions with Freebridge Community Housing in Kings Lynn and Bromford Housing Group in the West Midlands.


The appointment of a new Executive Director of Property comes at a crucial and exciting time for LHP, as we implement our new Repairs Standard, and continue our commitment to building new and regenerating homes.

One of Lincolnshire’s largest housing associations has preserved its leading A+ credit rating after being praised for its ‘asset quality’ and ‘rent collection’, as it continues to pursue core business in social rented housing within its development and growth ambitions.

Lincolnshire Housing Partnership (LHP), which owns and manages 12,500 homes across Lincolnshire, received the continued endorsement from S&P Global after the rating agency acknowledged the landlord’s improved financial performance since the merger of Grimsby’s Shoreline Housing Partnership with Boston Mayflower, two years ago.


The announcement has also seen S&P confirm LHP’s rating outlook to stable, acknowledging that the housing association is well-placed to meet and overcome the challenges that may occur because of the coronavirus outbreak.


S&P also pointed to LHP’s full stock condition survey, which concluded in the fiscal year ending 31 March 2020 – the result of which enabled the housing association to scale down its capital expenditure and capitalised repairs programme, whilst maintaining decent homes standards.


The landlord has also strengthened its financial resilience and liquidity profile due to the revised capital and repairs plans.


In a report published on Tuesday 28 April, S&P Global said: “We are affirming Lincolnshire Housing Partnership’s ‘A+’ long-term issuer credit rating”, as the actions taken by the organisation, “should mitigate challenges posed by the COVID-19 outbreak and result in relatively stable profitability.”


The agency commented positively on the landlord’s full stock condition survey, stating: “LHP completed a full stock condition survey in the fiscal year 2020, following the merger of Shoreline Housing Partnership and Boston Mayflower in 2018.


“A number of asset-quality issues have been tackled in the past two years, and its property portfolio is 100% compliant with decent home standard.


“The management has also scaled down its capital expenditure (capex) and capitalised repairs programme, as a result of the full stock condition survey. We believe these actions have improved LHP’s enterprise risk profile.”


The agency also referenced the housing association’s effective management of rent arrears, stating: “The group is actively managing arrears by engaging with tenants to ensure early detection of any payment difficulties. This is reflected in the gradual reduction of arrears – despite the rollout of Universal Credit, which is an indication of this effective strategy – from over 6% in 2018 to close to an estimated 4% as of the end of the fiscal year 2020. LHP has also managed to reduce its voids level gradually, to below 2% on average.”

Lincolnshire Housing Partnership (LHP) has unveiled 15 new homes as part of the transformation of a disused garage site on Grimsby’s East Marsh.


In total, 15 new two-bedroom homes have been built on land off Harlech Way and Werneth Road, in the town. With the new homes have come new names, with eight units located on Lily Mews and a further seven units on Jasmine Mews


The modern homes include downstairs toilets, fitted kitchens, resident parking and rear gardens with the properties built around a central courtyard parking zone. The homes have been raised up to comply with flood risk measures ensuring we are future proofing our dwellings for years to come.


LHP Development Manager Ben Radley said: “We’re extremely pleased that work has been completed on transforming these sites – not only will we be providing high-quality new homes, but we are helping to regenerate the neighbourhood too.


“There is an established need for two-bedroom affordable homes in the area for families, single people and couples, and this will help us meet local requirements.”


Part-funded by Homes England, the properties have been designed by Grimsby-based practice Ross Davy Associates, with construction carried out by North Lincolnshire contractors G.S.Kelsey Limited. LHP have been assisted in the project by Michael Dyson Associates who have acted as LHP’s Employers Agent.

Lincolnshire Housing Partnership (LHP) is looking for its customers to become part of the decision-making process at the social landlord.


Applications are now open to join LHP’s Service Improvement and Scrutiny Panel. The panel is a chance for LHP customers to get involved with the housing provider, and have their voices heard.


Diane Johnson, Area Housing Manager at LHP, is encouraging customers to express an interest in joining the panels.


She said: “At LHP we are committed to making sure that our customers receive excellent service but it is a two-way process.


“We are looking for tenants who will work with us to improve services for all tenants and residents of our areas.


“It means we will share information and ideas with the panel, and in turn, we will listen and act on suggestions and comments.


“We are dedicated to one vision…Great Homes, Strong Communities.”


Meetings are held at hours to suit carers, parents and guardians, and you can also earn shopping vouchers for taking part.


Dave McGuire from Grimsby is currently Chair of the Service Improvement and Scrutiny Panel and he spoke about the research that customers put into providing feedback to LHP.


“We are the eyes and ears of the customer and represent them in the company," he said.


“The communication stream between the customer and LHP is a two-way one; we don’t use the panels to complain about things that we are not happy about.


“We look at performance data and analyse trends, hear things in the communities we live in, and we bring that information into the organisation.
“And then we report back to customers on what LHP can do with their concerns, but also what we can do better to support LHP.”
